# Turnkey Mechanical Modernization

Comprehensive Facility Mechanical Upgrades
Modernizing a facility’s heating and cooling systems requires more than just swapping out old equipment. To achieve true efficiency and comfort, the auxiliary systems—including piping, ductwork insulation, circulation pumps, exhaust fans, and air distribution networks—must be optimized to function as a unified system.
E3 provides complete mechanical modernization services, delivering facility-wide retrofits that eliminate deferred maintenance, optimize thermal energy distribution, and ensure your building systems run at peak performance.
Our Mechanical Modernization Services
### 1. Hydronic Piping and Pump Replacements We replace corroded, scale-clogged piping and outdated constant-speed pumps with modern, high-efficiency hydronic circulation loops. We install variable-frequency drives (VFDs) on pump motors, allowing the pumps to slow down during periods of low heating or cooling demand, reducing electrical pumping costs by up to 50%.
### 2. Testing, Adjusting, and Balancing (TAB) Over time, building reconfigurations and duct leakage cause uneven airflow, leading to hot/cold classrooms and stuffy offices. E3 provides certified Testing, Adjusting, and Balancing (TAB) services. We measure and adjust air flows at every supply diffuser and return grille to ensure the mechanical system delivers the precise airflow required for safety and comfort.
### 3. Ductwork and Piping Insulation Retrofits Damaged or missing insulation on chilled water lines and air ducts leads to substantial energy loss and condensation issues (which can drip onto ceiling tiles, causing mold). We repair or replace insulation on piping and ductwork networks, securing the thermal envelope and preventing condensation buildup.
### 4. Ventilation and Exhaust Fan Modernization We replace worn-out, belt-driven exhaust fans (in restrooms, locker rooms, and kitchens) with high-efficiency direct-drive fans equipped with electronically commutated motors (ECMs). We integrate these fans with smart controls to ensure they only run during occupied hours, preventing conditioned air from being exhausted when the building is empty.
### 5. Heat Recovery and Plant Optimization We install heat recovery systems that capture waste heat from exhaust air or mechanical cooling processes to pre-heat fresh ventilation air or domestic hot water. This reduces the load on your primary heating systems and lowers overall natural gas consumption.
Sizing and Engineering Integrity
As a true Design-Build firm, E3’s in-house mechanical engineers perform rigorous analysis before any equipment is ordered:
- Computerized Load Modeling: We model your building’s thermal properties to ensure new systems are sized correctly, avoiding the efficiency losses of oversized equipment.
- Life Cycle Cost Analysis (LCCA): We evaluate the long-term energy and maintenance savings of different equipment configurations, helping you select the best financial option for your board.
- No Change Orders Guarantee: We take complete responsibility for the design and installation, guaranteeing that the project will be delivered at the agreed price with zero change orders.
Fast-Track Cooperative Procurement
E3 is a pre-approved vendor on major Texas purchasing cooperatives, including BuyBoard and TIPS. This allows school districts, counties, and cities to contract directly with us for mechanical modernization, skipping the public bidding process while securing competitive, pre-negotiated pricing that complies with state law.
